On Feb. 3, onchain RWAs <a rel=\"nofollow\" target=\"_blank\" data-ct-non-breakable=\"null\" href=\"https:\/\/cointelegraph.com\/news\/rwa-tokenization-growth-bitcoin-2025\" rel=\"null\" target=\"null\" text=\"null\" title=\"null\">rose to a cumulative all-time high<\/a> of $17 billion, positioning the sector as a key crypto investment narrative in 2025.\u00a0<\/p>\n<p>With RWA tokenization on the rise, players in the UAE are seeing more assets tokenized as the region supports the sector. In an interview with Cointelegraph, Scott Thiel, the founder and CEO of Tokinvest \u2014 a UAE-regulated RWA platform \u2014 said there\u2019s \u201cno lack of demand\u201d for RWAs.\u00a0<\/p>\n<p>Thiel said the demand comes from many developers and large real-estate asset owners exploring how to sell their assets through tokenization. \u201cThey all want to explore how they can use this as an alternate means of financing or selling their property,\u201d Thiel told Cointelegraph.\u00a0<\/p>\n<p><template data-ct-widget=\"buzzsprout\" data-buzzsprout-podcast-id=\"2096305\" data-buzzsprout-episode-id=\"16567527\"\/><\/p>\n<h2>Real estate leads the adoption of onchain RWAs in the UAE<\/h2>\n<p>Thiel noted that real estate is one of the leading industries adopting RWA tokenization in the UAE. He attributed this trend to the country\u2019s booming property market, particularly in Dubai:<\/p>\n<blockquote><p>\u201cEveryone wants real estate. What\u2019s the hottest real estate market in the world? Well, I think today it\u2019s probably Dubai, and so, everyone would like to own a piece of this or to get access to the economic benefits of being a participant in that marketplace.\u201d<\/p><\/blockquote>\n<p>On Jan. 9, RWA blockchain firm Mantra <a rel=\"nofollow\" target=\"_blank\" data-ct-non-breakable=\"null\" href=\"https:\/\/cointelegraph.com\/news\/mantra-damac-1b-rwa-tokenization-middle-east\" rel=\"null\" target=\"null\" text=\"null\" title=\"null\">signed a $1 billion deal<\/a> to tokenize properties belonging to the Damac Group, one of the largest conglomerates in the UAE. The deal ensures that Damac\u2019s tokenized assets will be available exclusively on the Mantra chain throughout 2025.<\/p>\n<p>Mantra <a rel=\"nofollow\" target=\"_blank\" data-ct-non-breakable=\"null\" href=\"https:\/\/cointelegraph.com\/news\/mantra-finance-uae-crypto-license-dubai-rwa-defi\" rel=\"null\" target=\"null\" text=\"null\" title=\"null\">received its license<\/a> from the Virtual Asset Regulatory Authority (VARA) on Feb. 19, allowing it to expand its operations into the Middle East and North Africa (MENA) region.\u00a0<\/p>\n<p><em><strong>Related: <\/strong><\/em><a rel=\"nofollow\" target=\"_blank\" data-ct-non-breakable=\"null\" href=\"https:\/\/cointelegraph.com\/news\/crypto-shows-tokenizing-private-stocks-powerful-robinhood-ceo\" rel=\"null\" target=\"null\" text=\"null\" title=\"null\"><em><strong>Crypto shows how powerful tokenizing private stocks would be \u2014 Robinhood CEO<\/strong><\/em><\/a><\/p>\n<p>In a statement, OKX MENA CEO Rifad Mahasneh told Cointelegraph that the UAE saw a \u201csignificant growth in tokenization of real estate assets.\u201d When asked which sectors are getting more traction regarding RWAs, the executive said it is \u201cabsolutely\u201d the real estate industry.\u00a0<\/p>\n<p>\u201cWe\u2019re seeing interest and pick-up in core industries in the UAE, like real estate, which has been in a boom phase for a number of years now, as well as the fashion and finance industries and VCs,\u201d Mahasneh added.\u00a0<\/p>\n<p>The executive said this is primarily because of the evolving nature of real estate. The OKX MENA CEO said that with the surge of interest in crypto and RWAs, it was only natural for the two industries to converge.\u00a0<\/p>\n<p>However, Mahasneh said he believes RWA tokenization will diversify and expand to other industries. \u201cThe real potential lies in tokenizing assets like carbon credits or intellectual property and integrating them with blockchain technology,\u201d he added.\u00a0<\/p>\n<p><iframe loading=\"lazy\" title=\"Asking Dubai Crypto Tycoons How They Got Rich\" width=\"740\" height=\"416\" src=\"https:\/\/www.youtube.com\/embed\/d7tL4gxoWFw?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/p>\n<h2>Regulatory support \u201cde-risked\u201d a lot of Web3 activities\u00a0<\/h2>\n<p>Thiel, who helped shape VARA\u2019s regulatory framework in 2022, said the UAE stands out for its proactive approach to digital asset regulations. He noted that many global jurisdictions still struggle to develop clear guidelines for tokenized assets.<\/p>\n<blockquote><p>\u201cThe problem has been: how do I bring a tokenized RWA to market legally and compliantly? And that\u2019s the problem I\u2019ve wrestled with in multiple markets, such as Hong Kong, Singapore, the US, Canada, the UK, mainland Europe, you name it.\u201d\u00a0<\/p><\/blockquote>\n<p>He said that in the UAE, there is a genuine desire to develop clear guidelines. Because of this, the Tokinvest founder relocated to the region. On Jan. 14, Tokinvest <a rel=\"nofollow\" target=\"_blank\" data-ct-non-breakable=\"null\" href=\"https:\/\/www.khaleejtimes.com\/business\/tokinvest-becomes-first-dmcc-company-to-receive-a-full-market-licence-for-its-real-world-asset-marke\" rel=\"null\" target=\"null\" text=\"null\" title=\"null\">received<\/a> its full market license for its RWA platform from VARA.\u00a0<\/p>\n<p>Thiel also said that UAE regulators\u2019 enthusiasm for providing clearer rules for the industry generally \u201cde-risked\u201d a lot of crypto activities in the region.\u00a0<\/p>\n<p>Mahasneh echoed this sentiment, emphasizing the advantages of operating in the UAE. \u201cThere\u2019s a forward-thinking regulatory approach that allows organizations to expand the use of RWAs,\u201d he said.\u00a0<\/p>\n<p><em><strong>Related: <\/strong><\/em><a rel=\"nofollow\" target=\"_blank\" data-ct-non-breakable=\"null\" href=\"https:\/\/cointelegraph.com\/news\/crypto-vcs-bullish-depin-rwa-hashkey\" rel=\"nofollow noopener\" target=\"_blank\" text=\"null\" title=\"https:\/\/cointelegraph.com\/news\/crypto-vcs-bullish-depin-rwa-hashkey\"><em><strong>Crypto VCs are \u2018especially bullish\u2019 on DePIN, RWAs \u2014 HashKey Capital<\/strong><\/em><\/a><\/p>\n<p>Besides regulation, Mantra CEO John Patrick Mullin said that the UAE and the wider MENA region have other advantages for the adoption of RWA tokenization.
